Board of Directors Meeting  

December 15, 2020 

Clubhouse  3149 Bridgehampton Lane 

7 P.M. 

  

The meeting was called to order at 7:20 P.M. followed by the Pledge of Allegiance to our Flag.  Board members in attendance were Nick Miokovic, Jen Webster, Janice Lancaster and Ron Gulasa, CAM.  Tony Swiontek and Corey Hill did not attend the meeting.  There were additional attendees present for the meeting. 

Received the following items in the Board of Directors’ packages:  Agenda, Meeting Minutes for November 17, 2020, Treasurer’s Reports for December 152020, Manager’s Report for December 15, 2020, Financial Statements for November 30, 2020 and bank reconciliationfor Money Market and Operating Accounts.

A motion was made Nick Miokovic to accept the November 17, 2020 meeting minutes as presented; seconded by Janice Lancaster; 3 for; none opposed; motion adopted.    

  • Treasurer’s Report December 15, 2020: 

The Treasurer’s report was presented by Janice Lancaster for approval.   

A motion was made by Nick Miokovic to accept the December 15, 2020 Treasurer’s Report as presented; 3 for; none opposed; report adopted.    

  • Manager’s Report – Ron Gulasa, CAM      

A motion was made by Nick Miokovic to accept the Manager’s Report as presented, seconded by Jen Webster; 3 for; none opposed; report adopted.   

 Committee Reports: 

  • ARC Committee Activity  There were 6 ARC Requests from November 17, 2020 to December 15, 2020.  They are as follows:  2 replace / new fence; new door; paint house; paint fence and replace roof.   
  • Lake/Landscape Committee Activity:   CAM getting price to have the island at Conway Rd entrance to Ashford Blvd re-mulched    
  • Newsletter Committee Activity:  The Association’s Newsletter was sent our last week.     
  • Tech Committee Activity:   Nothing to report.   
  • Social Committee Activity:    Nothing to report.   
  • Declaration Bylaw Committee Activity:    Nothing to report.   
  • Clubhouse Interior Committee Activity:  Nothing to report.   
  • Compliance Committee Activity:   Nothing to report.   
  • Budget Committee Activity:  Nothing to report.    
  • Emergency Preparedness Committee:   Nothing to report.   

Old Business:       

  • HOA Christmas Lighting Contest December 20, 2020   

A motion was made by Nick Miokovic to remove this from the agenda; seconded by Janice Lancaster; 3 for; none opposed; motion adopted.     

New Business:    

  • Mulching Main Entrance Island   

A motion was made by Nick Miokovic to approve up to $500.00 to re-mulch the main entrance island area at Conway Rd. / Ashford Blvd.; seconded by Janice Lancaster; for; none opposed; motion adopted.   

  • Clubhouse Lighting – Photo Cell Conversion   

A motion was made by Nick Miokovic to spend up to $500.00 to update all outside lighting to photo cell operational; seconded by Jen Webster; 3 for; none opposed; motion adopted.   

  • Little Free Library     

A motion was made by Janice Lancaster to spend up to $700.00 to purchase the Little Library for Bryn Mawr Homeowners’ Association; seconded by Nick Miokovic; 2 for; 1 opposed (Jen Webster); motion adopted.   

  • Pickle Ball Court     

A motion was made by Nick Miokovic to spend up to $650.00 to have one of the tennis courts marked for Pickle Ball; 2 for; 1 opposed (Jen Webster); motion adopted.    

  • Homeowners Questions and ConcernsIt was discussed and announced that the property inspections would resume in January 2021.  Cars parked over the sidewalk are subject to being ticked by OPD.  Cars should not be parked on the lawn area of any property / lot.  Anyone observing any of these instances should contact the CAM for immediate action.
